1. Booking and Reservation

All bookings are subject to availability and confirmation by Mata Apartments. A booking is not confirmed until you receive a written confirmation from us via email.

By making a booking, you confirm that: you are at least 18 years old, the information you provide is accurate and complete, and you are authorized to make the booking on behalf of all guests listed.

Booking confirmation requires a deposit payment as specified during the booking process. The remaining balance is due as indicated in your booking confirmation.

2. Pricing and Payment

All prices are quoted in Euros (EUR) and include accommodation only. City tax (€1 per person per night, as mandated by Montenegrin law) is charged separately. Montenegrin residents are exempt from city tax upon presentation of valid ID.

Payment is accepted via bank transfer only. Payment details are provided upon booking confirmation. We do not accept credit cards, cash deposits, or cryptocurrency.

Prices are subject to change without notice for future bookings. Confirmed bookings will be honored at the agreed price.

3. Cancellation Policy

Free cancellation: Up to 14 days before the check-in date, you may cancel for a full refund of any deposits paid.

Late cancellation: Cancellations made less than 14 days before check-in will forfeit the deposit amount.

No-show: If you do not arrive on the check-in date without prior notice, the full booking amount may be charged.

Mata Apartments reserves the right to cancel a booking due to unforeseen circumstances (force majeure, property damage, etc.). In such cases, a full refund will be provided.

4. Check-in and Check-out

Standard check-in time is 14:00 and check-out time is 10:00. Early check-in or late check-out may be arranged upon request and subject to availability.

All guests must present valid identification (passport or national ID) upon check-in, as required by Montenegrin law for guest registration.

5. Guest Responsibilities

Guests are responsible for: keeping the apartment in good condition, reporting any damage or maintenance issues promptly, respecting quiet hours (23:00–07:00), not exceeding the maximum number of guests specified in the booking, and complying with all applicable Montenegrin laws.

Smoking is not permitted inside the apartments. Pets are not allowed unless explicitly agreed in writing prior to arrival.

Guests are liable for any damage to the property, furnishings, or equipment caused during their stay, beyond normal wear and tear.

6. Liability Limitations

Mata Apartments provides accommodation on an "as is" basis. While we strive to maintain high standards, we do not guarantee uninterrupted services (water, electricity, internet) as these depend on local infrastructure.

Mata Apartments is not liable for: loss or theft of personal belongings, injuries sustained on the property unless caused by our negligence, disruptions caused by third parties, weather conditions, or natural events.

Our total liability for any claim arising from your stay shall not exceed the total amount paid for the booking.

Guests are strongly advised to obtain travel insurance covering cancellation, medical expenses, and personal belongings.

7. Intellectual Property

All content on this website, including text, images, logos, and design, is the property of Mata Apartments and is protected by copyright law. You may not reproduce, distribute, or use any content without our written permission.

8. Website Use

You agree not to: use the website for any unlawful purpose, attempt to gain unauthorized access to our systems, interfere with the website's functionality, or submit false or misleading information.

9. Governing Law and Disputes

These Terms are governed by the laws of Montenegro. Any disputes arising from these Terms or your booking shall be subject to the exclusive jurisdiction of the courts of Budva, Montenegro.

10. Changes to These Terms

We reserve the right to modify these Terms at any time. Changes take effect upon posting to this page. Continued use of our website or services constitutes acceptance of the modified Terms.
